New Delhi, April 21, 2026: The Delhi Development Authority is preparing to roll out plans for around ten new transit focused development projects in different parts of the national capital, according to officials familiar with the exercise. Authorities are currently surveying and shortlisting suitable land parcels already under their control to move the initiative forward.
These upcoming developments are expected to bring together housing, commercial activity and public spaces in areas located close to major transport hubs, making daily commuting easier while promoting compact urban growth. Officials indicated that the projects may either be executed in collaboration with private builders or taken up independently by the authority as dedicated housing schemes.
A senior official stated that groundwork is underway to identify viable sites, with both partnership based and standalone development models under consideration. The effort has gained momentum after recent changes in planning norms that have made more plots eligible for such projects by lowering the minimum land requirement.
The authority is also planning to engage with real estate stakeholders soon to assess market interest and outline participation frameworks. Developers will be briefed about simplified procedures, including a streamlined approval system designed to grant clearances within a fixed timeframe.
This initiative forms part of a larger vision to reshape urban living around mass transit systems such as metro networks and regional rapid rail corridors. Revised planning provisions under the existing master plan now allow construction within a defined influence zone along transit routes, encourage higher building density, and ensure that a significant portion of the development is reserved for affordable housing.
