New Delhi, April 22, 2026: India’s real estate sector witnessed a sharp rise in land acquisitions worth ₹54,818 crore, with Tier I cities continuing to dominate activity, driven primarily by sustained residential housing demand.
According to industry data, developers acquired over 3,093 acres of land through 149 transactions, marking a strong year-on-year increase and reflecting continued confidence in long-term urban housing growth.
The report highlights that Tier I cities accounted for the bulk of capital deployment, as premium land prices and large-scale residential projects kept metro markets at the centre of expansion strategies.
Despite this, Tier II cities contributed a significant share of land area acquired, indicating that developers are gradually expanding beyond traditional urban hubs in search of growth opportunities.
Residential projects remained the dominant driver of land demand, as housing continued to attract the largest share of developer investment across segments such as plotted developments, mid-income housing and luxury apartments.
Analysts noted that strong homebuyer sentiment, coupled with stable financing conditions, has encouraged builders to aggressively build future supply pipelines in key cities.
The surge in land deals is also linked to expectations of sustained urbanisation and rising demand for organised housing in major metropolitan regions.
Industry reports further suggest that a large portion of these acquisitions will translate into significant future construction activity over the next few years, reinforcing long-term growth visibility for the sector.
Experts believe the continued dominance of Tier I cities reflects both higher ticket-size projects and stronger absorption capacity in major urban markets.
At the same time, developers are increasingly balancing portfolios by selectively entering emerging cities to diversify risk and tap new demand centres.
The latest data underscores a broader trend of structured expansion in India’s real estate sector, with residential demand remaining the core engine of land acquisition activity across the country.
