Noida – The 86th board meeting of the Yamuna Expressway Industrial Development Authority (YEIDA) was held on Saturday under the chairmanship of Alok Kumar, Chairman and Additional Chief Secretary, Industrial Development Department. CEO Rakesh Kumar Singh presented agenda items from various departments. YEIDA reported total receipts of Rs.1,314.10 crore as of August 31, 2025, compared to Rs.1,307.94 crore in FY 2024–25, while total payments increased from Rs.1,474.01 crore to Rs.2,063.41 crore. The board confirmed disbursement of Rs.2,835.03 crore as 64.7% additional compensation (No Litigation Incentive) to farmers affected by land acquisition from 2007–2013. Under its 7% population land allocation scheme, YEIDA has issued 6,260 reservation certificates and allotted 4,171 plots in 29 villages, with eight villages fully developed and others in progress.

The Master Plan 2041 for Phase I (Gautam Buddha Nagar and Bulandshahr) declares 107 villages as urban, with 29 selected for Smart Village development, including Rampur Bangar, Niloni Shahpur, Achcheja Buzurg, Duangarpur Reelkha, Rustampur, Mirzapur, Salarpur, Chapargah, Atta Gujran, Majkheda, Gunpura, Mohammadpur Gurjar, Kherli Bhav, Aurangpur Jagnpur Afzalpur, among others. Development works include roads, sewerage, bridges, water supply, street lighting, community halls, solid waste management, and bio-methanation. Nine villages have completed development, ten are in progress, and ten are proposed, with Rs.60 crore spent, Rs.78 crore under execution, and Rs.125 crore proposed for completion by December 2026. YEIDA approved a Gaushala near Agra for stray cattle along the Yamuna, with a 2.2 km access road costing Rs.2.15 crore.

The revised Sector-18 office building design, spanning 27,800 sq. m., emphasizes sustainable, earthquake-resistant, and universally accessible features. Sector-08F near Noida International Airport will be developed for logistics and warehousing following consultant assessment. The board also approved a structural audit policy for multi-story buildings exceeding 15 meters, forming a panel of reputed IIT/NIT/Central University and CSIR-affiliated consultants. Phase-II Agra Urban Centre planning was reviewed, covering 14,480.61 hectares with projected 16.5 lakh population, mixed land use for residential (3,527.65 ha), commercial (648.24 ha), industrial (3,025.21 ha), micro-land use (812.62 ha), tourism (680.72 ha), green zones (2,325.63 ha), transportation (2,189.22 ha), logistics (158.84 ha), and water bodies (78.02 ha). The plan includes a 75-hectare solar park, water conservation initiatives with a 34,250 MLD reservoir along the Yamuna and Karwan, and social infrastructure such as educational, healthcare, and socio-cultural facilities. Updates on the Noida Apparel Export Cluster (NAEC) reported 81 plot allocations, 61 executed lease deeds, 43 physical possession, 16 approved building plans, and seven constructions underway. Similarly, the Medical Devices Park has 89 plot allocations, 70 lease deed checklists issued, 50 executed, 36 physical possession, and construction ongoing. Finally, liabilities of legacy stalled real estate projects were reviewed, with nine developer firms depositing 25% of net dues following YEIDA’s assessment.
