Mumbai, October 19: Bollywood actor Sara Ali Khan and her mother, Amrita Singh, have leased a commercial office unit in Mumbai’s Andheri West to artificial intelligence studio firm Upsurge Labs LLP for an initial monthly rent of ₹5.85 lakh, according to property registration documents.
The agreement covers a 2,545-square-foot commercial unit in the Signature building on Veera Desai Road. Registered on September 29, 2026, the leave and licence agreement has a tenure of five years, with the total rent payable over the period stated at approximately ₹3.76 crore.
According to the registration details, the monthly rent has been fixed at ₹5,85,350, with a security deposit of ₹35,12,100. The agreement also includes three car parking spaces.
The lease commenced on October 1, 2026. The first two months, until November 30, have been designated as a rent-free period to allow the tenant to carry out interior fit-out work. The rental payment period begins on December 1.
The agreement provides for an annual rent escalation of 5%, allowing the monthly rental amount to increase over the duration of the contract. Based on the initial rent and the stated carpet area, the monthly rental rate works out to approximately ₹230 per square foot.
Upsurge Labs LLP is represented in the agreement by its partner, Sowmay Jain. The company was contacted for comment, while Sara Ali Khan and Amrita Singh could not be reached for a response at the time of publication.
The transaction comes amid continued activity in Mumbai’s commercial property market, where prominent film personalities have invested in office spaces and other income-generating assets.
Sara Ali Khan has also been associated with other property transactions in Andheri. Separately, her father, actor Saif Ali Khan, was recently reported to have leased two commercial units measuring a combined 5,692 square feet on Andheri Kurla Road to a fintech firm for a monthly rent of ₹22.76 lakh.
Commercial properties can provide landlords with recurring rental income, while businesses benefit from access to office space in established commercial locations. Mumbai’s demand for such properties has attracted investments from several Bollywood personalities, including Amitabh Bachchan, Salman Khan, Kareena Kapoor and Ajay Devgn.
The latest agreement between Sara Ali Khan, Amrita Singh and Upsurge Labs reflects the intersection of celebrity property ownership and the growing presence of technology businesses in Mumbai’s commercial real estate market.
