Faridabad- Faridabad’s commercial real estate landscape is witnessing renewed momentum as major infrastructure developments begin reshaping connectivity across the NCR region. At the centre of this transformation is Mathura Road, which is rapidly emerging as a prominent office and mixed-use growth corridor.

One of the most significant catalysts is the proposed ₹800-crore Ashram–Sarai Khwaja elevated signal-free corridor by the National Highways Authority of India (NHAI). The project is expected to substantially reduce travel time between Delhi and Faridabad, with key stretches likely to become accessible within nearly 15 minutes. The corridor is also expected to ease long-standing congestion on Mathura Road, a crucial arterial route connecting the two cities.

Industry experts believe the infrastructure push could redefine Faridabad’s positioning within NCR’s commercial office market. Improved connectivity is expected to drive fresh demand for Grade-A office spaces while enhancing accessibility for professionals commuting from Delhi, Noida, and other NCR regions.

Connectivity Push Brings Fresh Momentum to Office Development

Historically, commercial office demand in NCR has remained concentrated in established hubs such as Nehru Place, Jasola, and Greater Kailash. However, with large-scale infrastructure upgrades underway, Mathura Road is increasingly being viewed as a viable alternative for businesses seeking operational efficiency, lower costs, and better regional connectivity.

Faridabad continues to offer a strong cost advantage compared to core Delhi and Gurugram markets, particularly in terms of office rentals and operational expenditure. This affordability factor is expected to improve return on investment prospects for early commercial entrants while also supporting the growth of retail, hospitality, and lifestyle infrastructure along the corridor.

Reflecting this shift is 12th Avenue by RPS Group, a 16.5-acre mixed-use development located on Mathura Road near Sarai Khwaja.
