Yamuna Expressway property rates surge after YEIDA’s landmark decision

YEIDA’s 84th Board Meeting approves major hike in land prices across all sectors

Greater Noida: Buying land around the Yamuna Expressway has become more expensive as the Yamuna Expressway Industrial Development Authority (YEIDA) has hiked allotment rates across residential, commercial, institutional, and industrial categories. The decision was taken during YEIDA’s 84th board meeting, chaired by Industrial Development Principal Secretary Alok Kumar, alongside YEIDA CEO Dr. Arun Vir Singh, Greater Noida Authority CEO Ravi Kumar N G, Gautam Buddh Nagar DM Manish Kumar Verma and other officials.

Under the revised rates, residential plots will now cost Rs.35,000 per square meter, up from Rs.25,900. Commercial sector plan rates have risen from Rs.51,800 to Rs.70,000, while master plan commercial rates have jumped from Rs.62,200 to Rs.84,000. Additionally, institutional, corporate offices, warehousing, logistics parks, transport hubs, and even medical device parks will see increased allocation prices.

The board also approved a 25% rise in residential property rates, 10% for industries, 12% for institutions, and 5% for medical devices. The compensation for farmers has been increased to Rs.4,300 per square meter, and the revised compensation model applied to all Yamuna Authority villages.

In a significant move, YEIDA has allocated land for India’s first ESIC Medical University and Advanced Cancer Center, setting a milestone in healthcare infrastructure. Meanwhile, Rs.1,102 crore will be spent on airport development and land acquisition, including the construction of a CISF campus with 477 flats for personnel and a dedicated rescue center near the Noida International Airport.

With a total budget of Rs.9,997 crore, YEIDA’s revenue from property has doubled, reaching Rs.5,020 crore this year, reflecting the region’s booming real estate market.
